- The Victorian Semi-detached building situated in Eccles, Manchester was in a very dilapidated state and needed a full refurbishment to bring it up to current building regulations and to meet the aesthetic appeal for today's Apartment market. The house had undergone many historical transitions and had more recently been separated into bedsits. A full strip out and removal of plaster and services back to brickwork was required with exposure of timber joists and structural members. Extensive repairs, replacement of decaying timber, strengthening works and re-modelling of the building was necessary before the building could be reinstated. New drains were installed, the roof was stripped back and recovered and the windows replaced and brick cleaning and repairs undertaken to create a watertight shell for the fit-out works to commence. Excavation in the basement and new floor slabs created the height for 4 basement level apartments with individual light wells and access stairs and fit out of the upper floors created a further 14 individual studios and apartments. The building was treated sympathetically with retention of many period features whilst bringing it up to modern building regulations standards for Fire, Acoustic and Thermal requirements. Despite considerable delays caused by poor condition of the existing structure the project was completed in 9 months to a very high standard.
